With its proximity to Silicon Valley and the varied amenities of Santana Row — parks, plazas, fitness, luxury, and retail — this new mixed-use office building is designed to attract tech companies looking for urban and campus-like experiences. While the building was in construction, big data analytics software company Splunk leased it to establish a new research and workplace center.

Located on a corner site, Winchester Boulevard at Santana Row, the structure pulls back from the north property line, creating an urban plaza with space for a small retail pavilion. Indoor / outdoor spaces spill onto the plaza, providing tenants with a vibrant and informal gathering area. The interior office space is designed with large, open 36,000-square-foot floor plates and ceiling heights over 13’ tall to provide extensive natural light and views. Targeting LEED Gold, sustainable features include restoration of previously developed areas with native vegetation, a VRV mechanical system that is anticipated to achieve a 30% improvement over Title 24, and superior indoor environmental quality.
